Preparing for a home loan: organise both sides
Your finances and the property documents each need attention.
Start with your own contribution
List the funds available for the purchase and the costs you must meet separately. Ask which purchase-related expenses the lender will finance and which must come from your own resources. Avoid planning around an unconfirmed maximum eligibility figure.
Build your applicant file
Prepare identity, address, income and existing-loan information according to the lender’s checklist. Salaried and self-employed applicants may need different evidence. Keep the information consistent across applicants and explain any unusual entries.
Review the property independently
Ask for the property documents relevant to the purchase and obtain appropriate independent legal advice. A builder promotion or a lender’s assessment should not replace your own checks on title, approvals, agreement terms and payment obligations.
Understand the payment journey
Confirm the rate type, disbursal conditions, repayment schedule and treatment of staged disbursals. Ask what happens if construction or handover is delayed. Marketing material and indicative eligibility are not a loan sanction or a guarantee about the property.
